Reinventing a condominium parking lot in Sainte-Maxime: from constraint to opportunity

In Sainte-Maxime, a condominium complex was faced with a recurring problem: its parking lot, designed several decades ago, no longer met the needs of its residents. Too narrow, poorly organized, impractical… it had become a daily source of frustration.

A Complicated Daily Life for Residents

Initially, the parking lot had 52 parking spaces. But in reality, their use was far from optimal:

  • Spaces too narrow
  • An ill-suited traffic flow that made maneuvers difficult,
  • Outdated urban planning,
  • Green spaces diverted and used as areas for dog mess,
  • A floor renovated several times, with old markings still visible,
  • Little shade to protect vehicles,
  • Poor drainage of rainwater on the Préconil side.

In short, an underutilized space that no longer reflected the expectations of a modern condominium.

Imagining a new space: more practical, more comfortable, more sustainable

The study carried out by PFMOE led to a complete rethink of the organization of the parking lot. The result is an ambitious proposal that transforms constraints into real opportunities:
  • A total of 66 parking spaces, an increase of 14 (+27%),
  • Spaces widened to 2.50 m for greater parking comfort,
  • Special parking spaces for deliveries, PRMs and electric vehicles, with charging stations,
  • The creation of an enclosed, secure bicycle storage area, equipped for electric bikes,
  • An optimized direction of traffic, making it easier to get around,
  • Open spaces and wider lanes, for better visibility and enhanced safety.

A forward-looking project

More than just a parking lot, this study paved the way for a truly functional and modern living space. The project enhances the value of the condominium, improves comfort for residents and anticipates changes in mobility with the introduction of electric vehicles.

From 52 narrow, ill-conceived spaces to 66 comfortable, organized ones, the Sainte-Maxime project is a perfect example of how a simple parking lot can become an asset for an entire residence.

After a rigorous study phase, co-owners now have a clear vision and a concrete project to transform their daily lives.
